Project Overview
Our platform revolutionizes mortgage workflows for lending institutions and mortgage brokers, automating and simplifying key processes from loan origination to underwriting and closing. Built with the flexibility to handle diverse user roles—from loan officers to administrators—it offers tools designed to reduce manual work, improve accuracy, and streamline compliance.
1. Main Dashboard (Pipeline)
The Dashboard serves as the user’s central hub. It displays loans based on the user's role:
- Team Leaders can view loans for their entire team.
- Administrators see all loans processed within the company.
- Team Members can track their personal portfolio.
The Pipeline links directly to this dashboard, providing a clear, organized view of all active and archived loans, with filters for easy navigation. At the top of the Pipeline, a summary section provides an overview of loan statistics based on their current statuses. This ensures that all users, regardless of role, have quick access to relevant loan information.
2. QuickPricer Tool (Right Sidebar)
QuickPricer is a critical component that automates the loan selection and pricing process. Users input essential loan parameters, such as:
- Loan Purpose, Loan Type, FICO Score, Purchase Price, LTV, and Down Payment.
- Further details like DTI, Property Type, Product Type, and Underwriting System.
Based on these inputs, the tool generates a list of available mortgage programs that meet the specified criteria. Users can:
- Select a program immediately or save a preliminary loan record to decide later.
- Once a program is selected, QuickPricer presents detailed calculations based on the selected program and input data, helping users make informed decisions quickly.
- The tool also allows MISMO file imports, bypassing the manual input process and leading users directly to the imported loan’s details page.
3. Loan Pricing Information Page
Once a loan is created, users access the Loan Pricing Information page, an extended version of QuickPricer. Here, they can:
- Refine the loan details.
- Use the Get Pricing button to view programs matching the loan’s characteristics.
Alternative view:
- Finalize loan pricing or select a mortgage program, which can then be submitted for further processing.
4. Loan Details Page & Tabs
The Loan Details Page offers a comprehensive view of all loan-related documents and processes, broken down into specific tabs for better organization:
- Loan Details: This tab includes key loan data, such as: Loan structure, monthly payments, property information, and program options.
- 1003: Displays the full 1003 mortgage application form, enabling users to review or edit information.
- Loan Estimate (LE): Users input and review estimated fees and costs, segmented from A to H, ensuring all fee details are covered for compliance.
- Loan Submission: This tab allows users to upload necessary documents and submit the loan for underwriting, with a customizable checklist to ensure document completeness.
- AUS (Automated Underwriting System): Integrated with both Fannie Mae and Freddie Mac, this tab allows users to select an underwriting provider, input details, and obtain the underwriting certificate. If the loan does not meet requirements, the platform provides a detailed list of missing or incorrect data.
- Documents: Users can access all documents related to the loan, with the ability to filter manually uploaded documents or system-generated ones.
- Appraisal: This tab manages the appraisal process, with fields for contact details, appraisal type, and comments on order status. The user can submit an appraisal request directly.
- Notifications: This tab aggregates all notifications related to the loan, including document uploads, approval statuses, and deadline warnings.
- CD (Closing Disclosure): An interactive form for managing all the information related to Closing Disclosures, ensuring that all regulatory requirements are met.
- Closing Request: A detailed tab with sections for submitting final closing requests, completing the loan process.
5. Left Sidebar Components
The left sidebar includes critical tools for navigation and user productivity:
- Pipeline: Direct access to the main dashboard with all active loans.
- QuickPricer: Opens the right sidebar, where users can quickly calculate and price loans.
- Tenant Configurator: An admin-only tool (detailed below).
- Recent Files: A list of recently accessed loans, allowing users to quickly return to ongoing work.
6. Tenant Configurator
The Tenant Configurator is an administration tool available only to administrators. It allows for the full customization of the platform to suit the needs of each lending institution or broker.
- Main Tab: Administrators configure access rights, default field values, and settings for user roles such as Broker Admin, Loan Officer, Processor, and others.
- User Assignment: Roles are assigned to users, defining their permissions and access levels.
- My Team: Administrators manage team information displayed in the My Lender Team modal, including user roles, emails, and contact numbers.
- Loan Submission Checklist: A customizable checklist for the Loan Submission tab on the Loan Details page, allowing lenders to ensure all necessary documents are uploaded for underwriting.
- Settlement Agents: This tab stores data on settlement agents, which can be imported or entered manually. These agents are used in the CD and Closing Request tabs.
- Available Tabs: Administrators choose which tabs to display in the Loan Details and Tenant Configurator pages, providing flexibility for different workflows.
- Services: This tab sets the default MI (Mortgage Insurance) providers and stores login credentials for using the service.
